Quick answer: we paint condo units across Singapore with Nippon paint, from a single room to a whole unit. Because condo layouts, ceiling heights and management (MCST) rules vary much more than HDB flats, we quote each condo after seeing photos or the unit. WhatsApp us your unit size, ceiling height and a few photos of the walls, and we will reply with a quote. Add-ons such as sealer, high ceilings and balconies have fixed prices (see below).
How condo painting differs from HDB painting
The painting itself is the same work. What changes is everything around it:
- Management approval. Most condos ask owners to tell the management office before any works, usually with a renovation form, the contractor’s details and the work dates. Some also take a refundable renovation deposit. Check your development’s by-laws or ask the management office before you book a start date.
- Working hours. Each MCST sets its own hours for renovation work, and noisy preparation (scraping, sanding) is often limited to weekday daytime. Painting is planned around those hours, which can stretch the job over more days.
- Lift booking and protection. Many condos require the service lift to be booked in advance for materials and rubbish, and lift walls and corridors to be protected.
- Balconies and external walls. The outside face of the building is usually common property, so you normally cannot change its colour. Inside walls of your unit are yours to change. If you are unsure about a balcony wall, ask management first.
- Higher ceilings. Many condo units have ceilings above the 2.8m of a typical HDB flat, which needs taller ladders or a platform and takes longer.

Paint options for condos
We use Nippon Paint as standard, the same range as our HDB packages:
- Nippon Matex: an economical matt emulsion for bedrooms, walls and ceilings that are not often touched.
- Nippon Vinilex 5000: a step up in finish for living areas.
- Nippon Odourless Premium: low odour, so the unit can be lived in during the job.
- Nippon Odourless EasyWash: washable, for hallways, kitchens and children’s rooms.
Prefer another brand or a specific colour? You can choose from the Nippon Paint, Asian Paints and Benjamin Moore colour catalogues. For condos near the sea or with damp bathrooms, see our guides to paint for humid weather and anti-mould painting.
How it works
- Send photos. WhatsApp us the unit size (or number of bedrooms), ceiling height, the rooms you want painted and photos of the walls, especially any cracks, peeling or mould.
- Get a quote. We reply with a quote based on your photos, or arrange to see the unit if the job needs it.
- Tell management. You submit the renovation form or notice your condo asks for. Ask us for any contractor details it needs.
- Preparation and protection. We cover floors and furniture, then prepare the walls (filling and sanding, plus sealer where you add it).
- Painting. Two to three coats, depending on the wall, within your condo’s working hours.
- Touch-ups and cleanup. We touch up any missed spots and clean up before we leave.
What a good condo painting quote should include
Whoever you hire, check that the quote states:
- which rooms, walls and ceilings are included, and whether doors, frames and pipes are;
- the paint brand and product name, and the number of coats;
- wall preparation (filling cracks, sanding, sealer on new or patched walls);
- furniture and floor protection, and whether furniture moving is included;
- cleanup and rubbish removal;
- any extra charges, such as high ceilings or extra colours.
A quote that only gives a single number without these details often grows later. Our price list explains why very cheap quotes can end up costing more.

Frequently asked questions
How much does it cost to paint a condo in Singapore?
It depends on the unit size, ceiling height, wall condition and paint chosen, so we quote each condo from photos or a viewing. Extras such as high ceilings (+$90 to $390), balconies (+$70 to $90 each) and sealer (+$40 per room) have fixed prices.
Do I need approval from my condo management to paint?
Most condos ask you to notify the management office before any renovation, including painting, and some require a form and a refundable deposit. Rules differ between developments, so check your by-laws or ask the management office first.
Can I paint my condo balcony a different colour?
Usually not for walls that face outside, because the building’s exterior is normally common property. Inside walls of your unit can be any colour you like. Ask your management office if you are not sure.
Can you paint while we are living in the unit?
Yes. We protect furniture and floors before painting. Choosing a low-odour paint such as Nippon Odourless Premium makes it easier to stay in the unit during the job.
